- Date consistency: acceptance, inspection, appraisal, financing, and close dates that conflict or are impossible relative to each other.
- Contingencies: which are present/absent (inspection, appraisal, financing, sale-of-home) and obviously short/long windows worth confirming.
- Terms to confirm: earnest money handling, concessions/credits, possession date, what conveys, addenda referenced but not attached.
Output
A checklist of flagged items: location in the doc -> what to confirm -> who should confirm it (agent / broker / attorney / lender). End with: "This is a checklist of items to review, NOT legal advice - have an attorney review the contract." Do not state whether anything is legally binding or enforceable.
