Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00459 $0.00459
Opus 5 $0.00230 $0.00230
Sonnet 5 $0.00092 $0.00092
Haiku 4.5 $0.00046 $0.00046

Measured 9d ago against content hash 06470aa1f8d3, method: parsed. Prices are Anthropic first-party input rates as of 2026-09-10, from the pricing page.

Security

Grade A, and why

uk-property-mcp AGENTS.md scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 9d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

What it actually says

uk-property-mcp — Agent Usage Guide

UK property data MCP server. 13 tools covering Land Registry, EPC, Rightmove, rental yields, stamp duty, and Companies House.

Connection

Hosted: https://uk-property-mcp.fly.dev/mcp Local: uvx uk-property-mcp

Available Tools

  • property_report — full data pull (comps + EPC + yield + market) for a street address + postcode; use this first when you have both
  • property_comps — Land Registry comparable sales with EPC-enriched price/sqft; postcode only
  • ppd_transactions — transaction search by postcode, address, date range, or price
  • property_yield — gross rental yield from PPD sales + Rightmove rentals
  • rental_analysis — rental market stats; pass purchase price for yield calculation
  • property_epc — EPC certificate lookup; needs street address for exact match
  • rightmove_search — Rightmove listings for sale or rent
  • rightmove_listing — full detail for a specific Rightmove listing by URL or ID
  • property_blocks — block-buy opportunities (buildings with multiple flat sales)
  • stamp_duty — SDLT calculator with all surcharges (additional dwelling, non-resident)
  • planning_search — local council planning portal URL for a postcode
  • company_search — Companies House search by company name
  • company_profile — full Companies House record by company number

Usage Tips

  • Use property_report when you have both a street address and postcode — it combines comps, EPC, and yield in one call
  • For postcode-only queries, call property_comps and property_yield separately
  • property_epc needs a street address (not just postcode) for an exact certificate match
  • company_searchcompany_profile for any landlord/developer research
  • COMPANIES_HOUSE_API_KEY is required for the company_* tools; EPC key is optional

Changes

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
