uk-property-mcp: Instructions file for Claude Code

CLAUDE.md

uk-property-mcp CLAUDE.md is an instructions file for Claude Code from paulieb89/uk-property-mcp. It costs 813 tokens per session, scanned A, original, MIT.

A CLAUDE.md instruction file for a property-search MCP server. It documents how to install dependencies, run the server, build it, check types, and deploy it.

In plain words
What is it for?
Installing dependencies with uv, running the server locally over standard input/output or HTTP, building it, checking Python types, and deploying to Fly.io.
Why use it?
It gives Claude Code the commands and project structure needed to work on the server consistently.

This is paulieb89/uk-property-mcp's own configuration. It tells Claude Code how to work on uk-property-mcp itself, so it is not a mod to install elsewhere. Copy it as a starting point and replace the rules that are about this project. Everything uk-property-mcp configures →

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00813 $0.00813
Opus 5 $0.00407 $0.00407
Sonnet 5 $0.00163 $0.00163
Haiku 4.5 $0.00081 $0.00081

Security

Grade A, and why

uk-property-mcp CLAUDE.md scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 12d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Commands

# Install dependencies (uses uv)
uv sync

# Run the server locally (stdio transport)
uv run --env-file .env property-mcp

# Run with HTTP transport
MCP_TRANSPORT=http uv run --env-file .env property-mcp

# Build distribution
uv build

# Type check
uv run mypy property_mcp/

# Deploy to Fly.io
flyctl deploy --remote-only --ha=false

There are no tests in this repo. The package is thin enough that manual testing against the live MCP server is the expected workflow.

Architecture

This is a thin FastMCP wrapper over property-shared (property_core). All business logic lives in property_core — this package just exposes it as MCP tools.

Single file of substance: property_mcp/server.py — contains all 13 tool definitions, the main() entry point, and two middleware layers.

Key patterns in server.py:

  • All tools use lazy imports (from property_core import ... inside each async function) to keep startup fast and avoid loading unused dependencies.
  • Synchronous property_core calls are wrapped with anyio.to_thread.run_sync(partial(...)) to avoid blocking the async event loop.
  • _result(summary, data) builds every tool response — strips raw, images, floorplans, epc_match from both the LLM-visible text and structured_content to reduce context window usage. API consumers needing raw data should call upstream services directly.
  • _slim() is the recursive field stripper used by _result.

Middleware stack (order matters — added after mcp is defined):

  1. PrometheusMiddleware — wraps every tool call with tool_calls_total counter and tool_duration_seconds histogram, labelled by tool/transport/region.
  2. ResponseCachingMiddleware — 5-minute TTL in-memory cache. Intentionally short: a longer TTL caused OOM on the 512MB Fly machine under burst load (unbounded cache growth).

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
