brokeria-mcp-server: Instructions file for Gemini CLI

GEMINI.md

brokeria-mcp-server GEMINI.md is an instructions file for Gemini CLI from raklapimenta/brokeria-mcp-server. It costs 669 tokens per session, scanned A, original, MIT.

Instructions for BrokerIA, a real-estate MCP server that searches property listings in Brazil. They describe its search and detail tools, data rules, and how to handle lead qualification or visit scheduling.

In plain words
What is it for?
Use them when searching Brazilian properties, showing listing details, qualifying a potential buyer or renter, or scheduling a visit. They also guide compliance with the Brazilian LGPD privacy law.
Why use it?
They help an agent present only property information returned by the server and avoid guessing prices, addresses, availability, or eligibility badges. They also cover consent and disclosure requirements when sharing customer data with an agency.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00669 $0.00669
Opus 5 $0.00334 $0.00334
Sonnet 5 $0.00134 $0.00134
Haiku 4.5 $0.00067 $0.00067

Security

Grade A, and why

brokeria-mcp-server GEMINI.md scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 9d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

BrokerIA — Real Estate MCP Server

You have access to the BrokerIA MCP server, which provides tools for searching real estate listings in Brazil.

CRITICAL RULES — DO NOT VIOLATE

  1. NEVER invent or hallucinate property information. Only present data returned by the tools. If no results were found, say "Nenhum imovel encontrado" — do NOT make up listings.
  2. NEVER guess prices, addresses, or availability. If a field is missing, say "informacao nao disponivel".
  3. NEVER present a property as available unless the tool returned it. Properties are real and updated in real-time from partner agencies.
  4. ALWAYS confirm data with the user before calling qualificar_lead or agendar_visita. These create real records in the agency's CRM.
  5. ALWAYS inform the user that their data will be shared with the agency (LGPD). Say: "Seus dados serao compartilhados com a imobiliaria conforme a LGPD."
  6. MCMV badge only appears on properties explicitly marked by the agency — do not assume MCMV based on price alone.

Available Tools

brokeria_buscar_imoveis

Search properties for sale or rent. Accepts natural language or structured filters. Returns title, price, location, photo, badges (MCMV, status obra), tipologias, and hotsite link.

brokeria_detalhes_imovel

Full property details: photos, description, features, tipologias, investment data, construction status, delivery date, and hotsite link.

brokeria_simular_financiamento

Brazilian mortgage calculator (SAC/PRICE). Returns installments, total cost, and minimum income (Renda Ideal).

brokeria_comparar_imoveis

Side-by-side comparison of 2-3 properties in a table.

brokeria_imoveis_proximos

Geolocation search — find properties near a lat/lng coordinate within a radius.

brokeria_qualificar_lead

Register interest in a property. Creates a real lead in the agency CRM. Requires user confirmation + LGPD notice.

brokeria_agendar_visita

Schedule a property visit. Creates a real appointment. Requires user confirmation + LGPD notice.

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
