Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00000 $0.00786
Opus 5.5 $0.00000 $0.00314
Sonnet 5.5 $0.00000 $0.00157
Haiku 4.5 $0.00000 $0.00079

Security

Grade A, and why

user-type-agent-experience scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 1mo ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Agent vs Buyer Experience (useIsAgent / agent role)

This app supports two distinct experiences:

  • Buyer / regular user: Uses the app to buy/manage their own home search and workflow.
  • Real-estate agent: Uses the app to manage/support other users (clients) buying homes (agent dashboard, client selection, agent messaging flows, agent-only polling/routes).

Source of truth: agent identity

  • Server: user_roles row with role = "agent".
  • API wire: User.roles: string[] on profile and auth session payloads (no is_agent field).
  • Client check: userHasAgentRole(user) in Client/packages/utils/auth/userHasAgentRole.ts, or useIsAgent() in Client/packages/hooks/store/useIsAgent.ts.

Client state: how it’s persisted and accessed

  • Auth store (preferred for UI decisions): useAuthStore / useAuthStoreIntegration().user

    • The persisted auth-store includes roles (not is_agent).
    • Best practice: const isAgent = useIsAgent()
    • Inline alternative: userHasAgentRole(useAuthStore.getState().user)
  • Session store meta: useSessionStore().userMeta?.isAgent

    • Do not use this for gating/rendering (non-authoritative).

Naming conventions (be explicit)

  • API / schema: roles array; agent UX when "agent" is present.
  • Local UI boolean: isAgent (camelCase) from useIsAgent() or userHasAgentRole.
  • Route intent booleans: MUST be named by intent, not identity:
    • ✅ isMessagingRoute, isCalendarRoute, isOnMessagingPage
    • ❌ isAgent = path.startsWith("/messaging")
  • Onboarding draft: formData.primary_onboarding_role ("buyer" | "agent" | …) from the first-screen role picker; sent to preferences write as primary_onboarding_role to grant the agent role. Do not use a legacy is_agent demographics field.

Roles vs agent UX

  • Use roles (includes "agent") for agent identity, agent-only UX, and @require_agent_access on the server.
  • Use other roles (buyer, seller, brokerage_admin, etc.) for workspace shells and RoleGuard authorization.

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
