- Clarify your client's priorities: price, timeline, certainty, terms, contingencies - rank them.
- Read leverage: market (the

cma, justify with comps and condition - not a random number. - Trade, don't concede: give on a low-priority item to win a high-priority one (e.g. price vs. close date vs. repairs vs. concessions).
- Repairs/appraisal gaps: quantify, propose credit vs. fix, keep the deal moving.
- Define the walk-away in advance so emotion doesn't drive it.
Output
- A one-page strategy: client priorities, leverage read, opening + likely counters, trade-offs ranked, and the walk-away point. Suggested counter language (factual, not pushy).
