Evaluate each offer on
- Price vs. list and vs. the
cmarange. - Financing strength: cash vs. financed, pre-approval vs. pre-qual, down payment, loan type, appraisal gap coverage. Refer specifics to the lender - don't assess creditworthiness yourself.
- Contingencies: inspection, appraisal, financing, sale-of-home - fewer/shorter = stronger, but riskier for the buyer. Explain the trade-off, not the legal effect (that's the attorney).
- Terms: closing date, possession, earnest money, included items, seller concessions/credits.
- Net to seller: price minus concessions/costs - a lower price with fewer credits can net more.

- A side-by-side comparison table and a plain-English recommendation framework (strengths/risks of each), plus response options: accept / counter (which terms) / decline.
