- Acceptance: executed contract, earnest money deposited, open escrow/title.
- Inspections: schedule, inspect, negotiate repairs/credits within the inspection window.
- Appraisal: lender orders; address any low-appraisal gap.
- Financing: loan application complete, conditions cleared, clear-to-close.
- Title/escrow: title search, resolve issues, insurance, prelim settlement statement review.
- Disclosures: all required state/federal disclosures delivered and acknowledged.
- Final walk-through (24-48h before close), then closing/funding/recording, then keys.
Process
- Anchor every item to the contract's dates; compute deadlines from the acceptance date. Mark who's responsible (buyer, seller, lender, title, agent) and the hard vs. soft deadlines.
Output
- A milestone table: task -> due date (from contract) -> owner -> status, plus the critical contingency deadlines highlighted.
