deal-stacker

deal-stacker is a skill for Claude Code, Codex from miron-tech/wholesaler-claude-skills. It costs 99 tokens per session (7,605 once invoked), scanned A, original, MIT.

A deal-pipeline ranking tool for real-estate wholesalers. It scores leads by profit, seller motivation, certainty, speed, and effort, then ranks which deals deserve attention.

In plain words
What is it for?
Use it to rank a group of wholesale leads, identify the top three deals for the week, check whether the estimated after-repair value is credible, choose an exit strategy, and get one recommended next step per deal.
Why use it?
It removes the guesswork from deciding which leads to pursue first. It also highlights stale or time-sensitive deals that may need action.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00099 $0.07605
Opus 5.5 $0.00040 $0.03042
Sonnet 5.5 $0.00020 $0.01521
Haiku 4.5 $0.00010 $0.00760

Security

Grade A, and why

deal-stacker scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 29d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Deal Stacker / Pipeline Prioritizer Skill

Purpose: Stop chasing 20 leads equally. Stack-rank your pipeline so you spend this week on the 3 deals most likely to close and pay you.

PREREQUISITES

  • Perplexity MCP — market data, rental rates, DOM, appreciation trends
  • Firecrawl MCP — Redfin comp verification when ARV is unverified (optional but recommended)

WHAT THIS SKILL DOES

  • Takes your entire pipeline (3, 10, or 50 leads) and ranks them by close probability
  • Scores each deal across 5 dimensions: profit potential, seller motivation, deal certainty, speed to close, and effort required
  • Classifies each deal by exit strategy — cash assignment, sub-to, seller finance, lease option, or JV
  • Verifies ARV when the stated number seems off or the spread is thin (routes to Comp Analyzer or fires Perplexity/Firecrawl queries)
  • Identifies your TOP 3 deals to focus on this week
  • Flags stale leads that need action or removal
  • Flags deals that are about to expire or die if you don't act
  • Recommends the ONE next action per deal that moves it forward
  • Recommends exit strategy per deal — not just "work this deal" but HOW to monetize it
  • Builds schedule starting from today — not a generic Mon-Fri template

WHAT THIS SKILL DOES NOT DO

  • Does not manage your pipeline for you (you update the data)
  • Does not pull leads from a CRM automatically (you paste or describe your deals)
  • Does not guarantee which deals will close — it's a prioritization framework, not a crystal ball

SKILL CHAIN INTEGRATION

Deal Stacker is skill #6 in the chain. If previous skills have already been run on a deal, USE THAT DATA — don't re-research from scratch.

Data That Flows In

If This Skill Was Run Data Available How to Use It
Property Recon Owner info, tax status, liens, occupancy, county data Pre-populates seller situation, flags title issues
Auto-Comp Analyzer ARV, as-is value, comp details, flip activity, confidence level Use as verified ARV (skip Perplexity ARV query). Flag if confidence was LOW.
Creative Finance Structurer Sub-to terms, cash flow, equity capture, ROI, walk-away thresholds Use for SPREAD scoring on creative deals. Already has rental rates + reserves.
Conversation Coach Seller motivation assessment, recommended approach, creative triggers detected Use for TEMPERATURE scoring. If Coach flagged creative opportunity, classify deal accordingly.

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
