property-recon

property-recon is a skill for Claude Code, Codex from miron-tech/wholesaler-claude-skills. It costs 80 tokens per session (10,443 once invoked), scanned A, original, MIT.

A property research tool that builds an intelligence report from one address. It gathers ownership, taxes, estimated value, recent comparable sales, neighbourhood information, liens, and code-violation details from public sources.

In plain words
What is it for?
Use it to research an owner, check tax status and delinquencies, review comparable sales, estimate value, and look for liens or code violations.
Why use it?
It brings scattered property and public-record information into one report before a wholesaler contacts an owner or makes an offer. It helps reveal risks and provide evidence for the property's estimated value.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00080 $0.10443
Opus 5.5 $0.00032 $0.04177
Sonnet 5.5 $0.00016 $0.02089
Haiku 4.5 $0.00008 $0.01044

Security

Grade A, and why

property-recon scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 29d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Property Recon Skill

Purpose: Give a wholesaler everything they need to know about a property before they ever pick up the phone — owner, value, taxes, comps, liens, neighborhood — all from one address.

PREREQUISITE

  • Perplexity MCP — market data, comps, neighborhood intel
  • Firecrawl MCP — scraping Redfin/Zillow property pages
  • Claude in Chrome MCP — navigating county assessor/trustee/recorder sites (interactive forms that Firecrawl cannot handle)

Why Chrome? County government sites (assessors, tax collectors, recorders) use JavaScript-heavy interactive forms. Firecrawl fails on these consistently. The Chrome extension fills forms, clicks buttons, and reads results — solving the #1 data gap in property recon.

WHAT THIS SKILL DOES

  • Takes a single property address and builds a complete intel report
  • Pulls property details (beds, baths, sqft, year built, lot size) from Redfin/Zillow
  • Identifies the owner name and mailing address from county assessor (via Chrome)
  • Pulls tax payment status and delinquency history from county trustee (via Chrome)
  • Estimates property value using recent comparable sales
  • Checks for liens, code violations, and transfer history
  • Analyzes the neighborhood (median values, DOM, rental rates, trends)
  • Flags motivation signals (tax delinquent, long ownership, out-of-state owner, vacant)

WHAT THIS SKILL DOES NOT DO

  • Does not skip trace (no phone numbers or emails — that requires paid data)
  • Does not guarantee data accuracy — public records can be outdated
  • Does not replace a title search or professional appraisal
  • Does not access MLS data directly

INPUTS NEEDED

Input Required Example
Property address Yes "5678 Sample Rd, Memphis, TN 38118"
What you already know Helpful "Drove by it, looks vacant, overgrown yard"
Purpose Helpful "Deciding whether to send an offer" or "Building a comp report for my buyer"

Changes

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
