Analyze Singapore Finance

  1. Gather the amount, tenure, rate type, user-supplied rate assumptions, income assumptions, and comparison period.
  2. Use finance_mortgage_rates_latest or finance_mortgage_rates_history for official reference-rate context. A reference rate is not a lender offer.
  3. Use finance_mortgage_payment, finance_mortgage_stress_test, and finance_mortgage_affordability for transparent calculations. Report formulas, assumptions, units, and rounding.
  4. Add mas_fx_*, cpi_*, median_income_*, singstat_household_income_*, singstat_wages_*, hdb_resale_*, or ura_private_property_* only when relevant and period-aligned.
  5. Do not imply live SGX coverage, insurance premiums, product eligibility, approval, or personalised recommendations. Use a configured third-party market source only when explicitly identified and requested.
