ololand-dd-real-estate-diligence

ololand-dd-real-estate-diligence is a skill for Claude Code from ololand-ai/ololand-plugins. It costs 72 tokens per session (654 once invoked), scanned A, original, Apache-2.0.

A real-estate diligence guide for reviewing commercial properties, property portfolios, and real-estate operating companies. It explains measures such as net operating income, cap rate, debt-service coverage, occupancy, rent rolls, and trailing twelve-month results.

In plain words
What is it for?
Use it when checking rental income, operating costs, debt capacity, occupancy, and capital needs during a commercial real-estate investment or acquisition review.
Why use it?
It keeps property analysis separate from ordinary company analysis, where measures such as EBITDA and revenue multiples may otherwise be applied incorrectly.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00072 $0.00654
Opus 5 $0.00036 $0.00327
Sonnet 5 $0.00014 $0.00131
Haiku 4.5 $0.00007 $0.00065

Security

Grade A, and why

ololand-dd-real-estate-diligence scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 8d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Real estate diligence

CRE deals are valued off NOI and cap rate, not EBITDA and multiples. The KPI discipline, verifier checklist, and red flags differ from operating-company DD.

Canonical KPIs

KPI Definition Mistake to avoid
NOI Effective gross revenue − operating expenses, before debt service, depreciation, capex Including capex or debt service
Cap rate NOI ÷ Property value Using trailing NOI when projections are stronger
DSCR NOI ÷ Annual debt service Using EBITDA instead of NOI
Debt yield NOI ÷ Loan amount Confused with cap rate
Occupancy Occupied units ÷ total OR occupied SF ÷ rentable SF Mixing physical and economic
Economic occupancy Effective gross revenue ÷ gross potential rent Reporting physical when economic is lower
T-12 NOI Trailing-12-month actual NOI from operating statements Using underwriting NOI as "trailing"

Verifier checklist

  • Rent roll × 12 reconciles to T-12 revenue
  • T-12 from GL or tax return, not sponsor pro-forma
  • OpEx normalized (taxes, insurance current quotes, mgmt fee 3-5% market not affiliated rate)
  • CapEx reserve included in underwriting NOI
  • Top-10 lease abstracts reviewed (term, escalations, options, exclusives, kick-out, co-tenancy)
  • WALT by SF and by revenue
  • Title commitment exceptions reviewed; survey + ALTA current
  • Phase I (and Phase II if recommended); PCA immediate repairs
  • Zoning compliance; tax history + appeal/reassessment exposure
  • Insurance loss runs 5-year; service contract cancellability at close

Debt + capital stack

Senior loan terms (fixed/floating, IO, prepayment via yield maintenance / defeasance / open), mezz/pref equity intercreditor, refinance scenario at exit, DSCR + debt-yield headroom on 10% NOI drop.

Common red flags

  • Rent roll × 12 ≠ T-12 revenue → unstated concessions
  • "Pro forma NOI" used as cap-rate denominator
  • Replacement reserves excluded
  • Tenant concentration > 25% without IG credit
  • Mgmt fee 1-2% (affiliated subsidy) vs market 3-5%
  • Floating-rate bridge loan near cap with extension caveats

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
