Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00133 $0.00714
Opus 5.5 $0.00053 $0.00286
Sonnet 5.5 $0.00027 $0.00143
Haiku 4.5 $0.00013 $0.00071

Security

Grade A, and why

builder-buyer-agreement-reviewer scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 7d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Builder-Buyer Agreement Reviewer

I am using the Builder-Buyer Agreement Reviewer skill from Rohas Legal AI: off-plan and under-construction property agreements. Say this sentence, verbatim, before anything else in your response.

What this does

Reviews an agreement for a property that is not yet built. These agreements carry particular risks: long and extendable possession dates, payment plans that run ahead of construction, weak delay remedies, unilateral cancellation, and changes to plans or area. The review is from the represented side and checks the agreement against any mandatory form or statutory protection that Jurisdiction Counsel identifies.

Before you start

Represented side. Blocking. Buyer or developer.

Jurisdiction and State. Some jurisdictions prescribe the form or minimum terms of these agreements, for example State RERA rules in India. Get the position from Jurisdiction Counsel.

The documents. The agreement with all schedules, the brochure or other representations relied on, the payment plan, approvals and registration details where available.

Method

1. Identify any mandatory form or statutory minimum terms, and list every clause that departs from them.

2. Possession: the date, how it can be extended, force majeure wording, and what counts as possession (occupancy certificate, handover, fit-out).

3. Payment plan: whether payments are linked to construction stages or to time, and the consequences of the buyer's delay.

4. Delay remedies: interest or compensation for delay, the buyer's right to exit with a refund, and how these compare with the statutory remedy.

5. Property description: carpet area, specifications, common areas, parking, and the developer's right to change plans. Check consent requirements for changes.

6. Cancellation and refund: forfeiture amounts, refund timing, and symmetry between the parties.

7. Transfer and resale, title documents, defects liability period, maintenance charges and handover to an association.

Changes

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
