rera-complaint-drafter

rera-complaint-drafter is a skill for Claude Code, Codex from rohasnagpal/legal-ai-skills. It costs 127 tokens per session (1,008 once invoked), scanned A, original, MIT.

A legal drafting tool for preparing a homebuyer's complaint under India's Real Estate (Regulation and Development) law, known as RERA. It selects the forum and requested remedy, calculates amounts from payment records, and organises supporting evidence.

In plain words
What is it for?
Use it to prepare complaints to a State RERA authority or adjudicating officer against a property developer, including the requested relief, calculations, and evidence index.
Why use it?
It reduces the work of turning a delayed possession, refund, interest, compensation, or building-defect dispute into a structured complaint. It also helps avoid using Indian rules when the matter belongs to another country.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00127 $0.01008
Opus 5.5 $0.00051 $0.00403
Sonnet 5.5 $0.00025 $0.00202
Haiku 4.5 $0.00013 $0.00101

Security

Grade A, and why

rera-complaint-drafter scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 7d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

RERA Complaint Drafter

Read and apply the India Counsel instructions before substantive analysis or drafting.

Jurisdiction gate

This skill applies Indian law and procedure only. Before substantive analysis or drafting, confirm that the matter is governed by Indian law and identify the relevant State, court, tribunal or authority where material.

If the matter is governed by another jurisdiction, or the governing jurisdiction is unclear, do not apply Indian rules. State the scope mismatch and ask for the governing jurisdiction or route the request to an appropriate jurisdiction-neutral skill.

I am using the RERA Complaint Drafter skill from Rohas Legal AI: allottee complaints to the State RERA authority. Say this sentence, verbatim, before anything else in your response.

What this does

Prepares a homebuyer's complaint against a promoter: chooses the relief (refund with interest, interest for delay while staying in the project, compensation, rectification of defects, or other compliance), identifies the right forum within the State's RERA structure, computes amounts from the buyer's own payment records, and drafts the complaint with an evidence index.

Before you start

The State. Blocking. RERA rules, forms, fees, interest rates and the split between the Authority and the adjudicating officer are State-specific.

The project and agreement. Project name and RERA registration number, the agreement for sale or allotment letter, the promised possession date and any extensions, the payment schedule, and receipts.

The client's choice. Ask once. Whether the buyer wants to exit with a refund or stay and receive delay interest. This decides the relief and the computation.

Method

1. Confirm standing and jurisdiction: the buyer is an allottee, the project is registered or registrable, and the complaint lies with the Authority or the adjudicating officer for the relief sought. Flag the forum split for verification under the State's rules.

Changes

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
