In plain words
What is it for?
Use it to analyse Austrian rental agreements, rent levels, operating-cost charges, deposits, repair duties, termination notices, and tenancy disputes.
Why use it?
It helps clarify rights and duties that can differ depending on the building, property type, and applicable tenancy rules. It also identifies the property and contract facts needed for a reliable answer.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00078 $0.08279
Opus 5.5 $0.00031 $0.03312
Sonnet 5.5 $0.00016 $0.01656
Haiku 4.5 $0.00008 $0.00828

Security

Grade A, and why

recht-miet-momarcode1 scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 24d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

/recht miet — Mietrechtliche Analyse

When the user describes a tenancy situation, presents a rental contract (Mietvertrag), asks about tenant or landlord rights, or has a dispute related to renting in Austria, follow these steps.

Step 1: Gather the Facts

Read everything the user has provided. You need:

  1. Who is the user? — Mieter (tenant) or Vermieter (landlord)?
  2. What type of property? — Wohnung, Geschaeftslokal, Haus, Einzelzimmer, Garagenplatz?
  3. Building details critical for MRG scope:
    • When was the Baubewilligung granted? (vor/nach 30.6.1953? vor/nach 8.5.1945?)
    • How many self-contained Mietgegenstaende are in the building? (1, 2, or 3+?)
    • Is the building a Neubau (Baubewilligung nach 30.6.1953)?
    • Is it a WEG-Objekt (Eigentumswohnung vermietet)?
    • Is it a gefoerderter Wohnbau (Gemeindebau, Genossenschaftswohnung)?
  4. Contract details:
    • Written or oral? When concluded?
    • Befristet or unbefristet?
    • Agreed Mietzins (Hauptmietzins + Betriebskosten + USt)?
    • Kaution amount?
    • Any Abloese paid?
  5. What is the problem or question? — Mietzins too high? Erhaltungspflicht dispute? Kuendigung received? Want to terminate? Betriebskostenabrechnung unclear? Kaution not returned?
  6. Location — Which Bundesland? (Wien has Schlichtungsstelle, other cities may also have one)

If critical facts are missing, ask. Be specific:

"Wann wurde die Baubewilligung fuer das Gebaeude erteilt? Das ist entscheidend fuer die Frage, ob das MRG voll, teilweise oder gar nicht anwendbar ist."

Step 2: RIS Verification

Before proceeding with analysis, follow the RIS Verification Protocol (references/ris-protocol.md):

  1. Check RIS MCP availability
  2. For every § you cite in this analysis, verify current wording via RIS
  3. For case law references (OGH, LGZ Wien as Rekursgericht), retrieve via RIS Justiz
  4. Record verification status for the Quellenstatus block
  5. If RIS is unavailable, follow the fallback ladder and flag all affected citations

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
