lease-reviewer

lease-reviewer is a skill for Claude Code, Codex from rohasnagpal/legal-ai-skills. It costs 129 tokens per session (674 once invoked), scanned A, original, MIT.

A review tool for leases, tenancy agreements and leave-and-licence agreements from the landlord's or occupant's side. It checks whether the arrangement is legally a lease, tenancy or licence and reviews its main terms and local protections.

In plain words
What is it for?
Use it to review rent, deposits, renewals, repairs, alterations, subletting, termination, lock-in periods and permitted property use.
Why use it?
The legal classification can affect rent control, registration, eviction protection and other rights, while unclear contract terms can create disputes.

Token cost

What it costs to keep this loaded

Counted locally with the o200k_base tokenizer, which is exact for GPT models; Claude uses its own tokenizer and its counts differ. Treat this as one consistent yardstick across the catalogue rather than a bill. Prices are per million input tokens.

ModelPer sessionOnce invoked
Fable 5.1 $0.00129 $0.00674
Opus 5.5 $0.00052 $0.00270
Sonnet 5.5 $0.00026 $0.00135
Haiku 4.5 $0.00013 $0.00067

Security

Grade A, and why

lease-reviewer scanned grade A with 0 findings against 26 rules in 11 categories — prompt injection, anti-refusal, data exfiltration, privilege escalation, supply chain, agent snooping, system-prompt leakage, SSRF and excessive agency — measured 7d ago.

A static scan of the body, not an audit. Every finding is printed with the line that produced it so you can judge whether it matters here. A mod is markdown that instructs an agent; that is exactly why what it instructs is worth reading.

Nothing flagged

None of the 26 patterns this scan looks for appear in this file: no shell pipes, no recursive deletes, no credential paths, no hidden text, no instruction-override or anti-refusal phrasing, no agent-config snooping. That is not a guarantee, it is the absence of the things that are checkable.

Lease Reviewer

I am using the Lease Reviewer skill from Rohas Legal AI: leases, tenancies and leave-and-licence agreements. Say this sentence, verbatim, before anything else in your response.

What this does

Reviews an agreement to occupy property, from the landlord's or tenant's side. It starts with classification, because whether the document creates a lease, a tenancy or a licence decides which statutory protections apply. It then works through the commercial and legal terms and flags anything a tenancy statute overrides. For a deeper method on lease terms, follow the lease reference used by contract-reviewer at references/leases.md.

Before you start

Represented side. Blocking. Landlord, tenant or licensor/licensee.

Jurisdiction and State. Rent control, tenancy and registration rules are local. Get them from Jurisdiction Counsel.

The documents. The agreement with schedules, any prior agreements or renewals, and the property's use (residential, commercial, mixed).

Method

1. Classify the arrangement: lease, tenancy or licence, by substance rather than label. State what follows from the classification.

2. Statutory overlay: rent control, tenancy protection, deposit limits, notice rules and eviction grounds that apply regardless of the agreement.

3. Term, renewal and lock-in, and the exit rights of each party.

4. Money: rent, escalation, deposit and its return, maintenance, taxes and utilities.

5. Use and condition: permitted use, repairs, alterations, reinstatement, and access.

6. Transfer: assignment, subletting and change of control of a tenant company.

7. Termination and eviction: grounds, notice periods, and the procedure the law requires.

8. Registration and stamp duty: whether registration is compulsory and the effect if it is not done; refer the cost to stamp-duty-analyst where in India.

9. Grade the issues and propose changes for Critical and Material ones.

Changes

What this file has done since we first saw it

Hashed on every crawl. A supply-chain change to an agent config is a question of when, not whether, so the history is kept rather than the latest state alone.
